UNDERSTANDING THE PRACTICE OF WATER LEAK DETECTION
What is water leak detection and how do we undertake it in practice?
Water leak detection – often carried out under the Trace and Access clause of a domestic or commercial buildings insurance policy – usually relates to finding the exact location of a leak causing unexplained dampness or wet areas within a building and then exposing the cause of the leak ready for subsequent repair.
Sometimes, of course, there are no obvious damp areas and a pipe leak is suspected for other reasons such as:
- an ongoing pressure loss from a sealed central heating system
- excessive cold water use via a metered mains pipe
- visible dampness is not a result of a pipe leak but comes from an external source such as broken guttering, rising or penetrating damp or even just condensation.
For these reasons, it is very important that every leak investigation follows a strict step-by-step structured process; all possible causes of water ingression are assessed, not just the most obvious or closest one to the visible damp area.
